Max LTC: 100% (Guarantor must have soft costs into the deal)
Loan Amount: $10MM—No Limit
Property Types: Most favorable are ‘sell-through’ properties such as office condos, and residential developments. Hotels, casinos, country clubs, fractionals, office, retail properties may also qualify.
General requirements:
- Sufficient net worth to service 1 year of debt service
- Full Recourse Required for all partners holding >10%
- No BK’s or foreclosures
- 700 FICO Preferred
- Contractors must be bonded
- New Projects must have Feasibility Study
- 100+ day turn time. Dependant on Complexity of the Project
- Equity Partner will Require 30-60% of Project’s Profit
